  • Zoning Bylaw (Complete)
    Formal Zoning By-law was issued on March 12, 2021.
  • Construction Management Plan (Approved, Pending Adoption)
    Our Construction Management Plan has been approved by City staff and Community Council approval and adoption of the CMP is expected in May 2021.
  • Notice of Approval Conditions Status (Complete)
    Times Group received its Notice of Approval Conditions (NOAC) on April 21, 2021.
  • Building Permit (Approved, Pending Issuance)
    Times Group expects the permits to be issued in May 2021. Pursuant to Tarion a notice will be provided to all Purchasers upon Construction commencement.
  • Site Plan Review (Complete) / Site Plan Approval (Pending)
    Site Plan Approval and a formal agreement remain pending and are expected to be finalized in May/June 2021. This approval and formal agreement will not delay the demolition mobilization or construction commencement.

Q4 2020

  • Rental Housing Demolition Application (Complete) Our Rental Housing Demolition Application was submitted on February 17, 2016 and was approved by Toronto City Council on July 23, 2018.
  • Zoning Bylaw Amendment Application (Complete)
    The rezoning application for 65 Broadway was approved by the Ontario Municipal Board (now LPAT) on May 10, 2018. The order was withheld pending the satisfaction of certain conditions. On January 21, 2020, those conditions were fulfilled and Zoning By-Law 438-86 and 569-2013 were amended. Formal Zoning Bylaw issuance is expected in January 2021.
  • Construction Management Plan (Awaiting Adoption)
    Our Construction Management Plan was submitted for review in 2019 and we completed three community consultations. The final CMP was approved by City staff on December 9, 2020. Community Council approval and adoption of the CMP is expected in December 2020/January 2021.
  • Site Plan Review (Final Resubmission)
    Our Site Plan Application was first submitted on June 21, 2018. The Application Circulated to City Divisions for Feedback on Aug 16, 2018. Further submissions and comments received and exchanged with the City of Toronto Planning Department between August 2018 and November 2020. Our final formal re-submission for Site Plan Review was submitted on November 27, 2020. Times Group expects to complete the Site Plan review process in January 2021.
  • Site Plan Approval/Notice of Approval Conditions Status/Building Permit (Pending)
    Upon completion of the Site Plan review, the City of Toronto will issue its Notice of Approval Conditions (NOAC) after which the City Building Department will be in a position to issue demolition, shoring and excavation permits. This is expected to occur in Spring 2021. Pursuant to Tarion a notice will be provided to all Purchasers upon Construction commencement.

  • Pavilia Towers excavation and construction began in July, 2018 and has proceeded smoothly. Building A (12 Ghandi Lane) has completed its forming up to Level 37. The Building A precast has reached Level 28, electrical in Slab rough ins are complete up to Level 37, and mechanical in Slab rough ins are complete to Level 35.
  • Building B (38 Ghandi Lane) has completed its forming up to Level 30. The Building B precast has just begun, electrical in Slab rough ins are complete up to Level 30, and mechanical in Slab rough ins are complete to Level 25.

Q4 2020

  • Riverview excavation and construction began in July, 2018 and has proceeded smoothly. Building C (38 Water Walk Drive) has reached the rooftop and all forming is completed. The Building C envelope is 90% completed, windows installed up to the Level 19. Building C also has completed nearly all block work, electrical, and mechanical rough-ins. Suits mechanical and electrical rough-ins stands at Level 5.
  • Building A (8 Water Walk Drive) has been formed up to Level 17 with block work currently under way at the ground floor. Building A electrical and mechanical rough in work is at Level 17 and the Level 3, respectively.
  • Finally, Building B (18 Water Walk Drive) has been formed up to Level 4 with block work underway at the ground floor. Building B electrical and mechanical rough in work is at Ground Level and the P1 Level, respectively.
